Bethany Park

Bethany Park: 140 Townhomes Coming to Downtown Snellville
Watch:

Downtown Snellville is continuing its transformation, and one of the most talked-about new projects is Bethany Park — a townhome community planned right in the City Center area. This is part of a larger trend happening across Gwinnett County where cities are choosing to add housing closer to their downtown core instead of pushing growth farther out with more sprawl.

If you've been watching Snellville's City Center evolve over the last few years, Bethany Park feels like the next big step. It's designed to bring new residents closer to the restaurants, parks, and community spaces downtown while also supporting long-term momentum for local businesses and walkability.

What Is Bethany Park?

Bethany Park is a proposed redevelopment project that would add approximately 140 rear-entry townhomes near downtown Snellville. Unlike traditional townhome neighborhoods where homes are sold to individual buyers, Bethany Park has been discussed as a build-to-rent style development, meaning the homes may be professionally managed rentals rather than individually owned properties.

The project also includes a commercial piece tied to the City Center vision. Plans connected to the project have referenced "The Shoppes at Bethany Park," which would add a small retail or commercial building to the site and help keep the area active beyond just housing.

Where Will Bethany Park Be Built?

Bethany Park is planned within the Snellville City Center area near streets like Civic Drive SW, Pate Street, Henry Clower Blvd, and East Main Street. This is a key location because it's one of the areas Snellville has been trying to redesign into a more walkable downtown-style environment where residents can live closer to amenities and events.

Projects like this tend to land in areas where a city already has infrastructure investments underway — sidewalks, street redesigns, parks, and public gathering spaces — making it easier to support added density without starting from scratch.

Why This Project Matters for Downtown Snellville

Bethany Park isn't just "more housing." It's part of the bigger conversation about what Snellville wants its downtown to become. Adding townhomes near the City Center can increase foot traffic for restaurants and businesses, create more demand for events and programming, and help downtown feel more like a true community hub instead of just a pass-through area.

For growing Gwinnett communities, downtown-focused housing also helps reduce pressure for endless expansion outward. By adding residents closer to existing services and city amenities, growth can be more intentional and less dependent on building farther away from everything.

What Comes Next?

Like most major projects, Bethany Park has to go through multiple planning stages including approvals, engineering, and permitting before construction is fully underway. But the fact that it continues to appear in public conversations and development activity is a sign that this isn't just a vague concept — it's a real project moving through real steps.

As Snellville continues building out the City Center area, Bethany Park will likely become one of the most noticeable changes downtown, adding density, new residents, and new energy right in the heart of the community.
